Drafty windows: how to request an assessment before paying for replacement
A homeowner's scope for evaluating window drafts: observations, site access, diagnostic limits, repair options and a written handover before purchasing replacements.
Describe what happens, not what you think must be purchased
A cold sensation near a window does not identify the problem by itself. Before requesting quotes, note which room feels uncomfortable, whether the draft is noticeable during wind, and which parts of the frame seem involved. Record the window's approximate dimensions, type of opening and any visible damage. Photographs of the full opening and close-ups of seals can help, but do not publish the address, a view of private documents or security fixtures. Ask for an assessment of the symptoms rather than writing “replace all four windows.” A contractor can then explain whether an inspection, adjustment, sealing or a broader project is appropriate.
Make the first visit a separate deliverable
An initial visit should have an agreed purpose. Ask whether it includes a visual inspection, safe operational checks, a description of suspected air paths and a written summary. Some tests require particular conditions or specialist equipment; neither the customer nor the assessor should promise a definitive measurement without agreeing on the method. Keep any work involving heights, glazing or electrical equipment with qualified professionals. If an inspection might disturb trim or finish, obtain permission and agree on how the area will be left. Owners in shared buildings may need to verify which parts of the exterior are controlled by others before authorizing alterations.
Compare estimates using identical questions
A quotation for a new unit and a quotation for gasket replacement are not comparable totals. Ask each provider to identify the proposed remedy, materials, exclusions, expected disruption and what condition is assumed behind the visible surface. Clarify who measures the opening, who disposes of removed material and whether painting or interior trim repairs are included. Do not treat an efficiency claim or an advertised saving as a result guaranteed at your home; the outcome depends on the actual building and work. Check applicable credentials, permits and consumer protections with authoritative sources for your state and locality rather than assuming one nationwide rule.
Decide after receiving evidence, not sales pressure
Request a brief record of observed conditions, uncertainties and options. If the assessor cannot distinguish air leakage from another comfort problem, ask which additional observation would help. Keep a copy of the measurements and any photographs so that a second opinion can address the same window rather than restarting the story. Only then choose whether to repair, monitor or commission a replacement project. A useful direct conversation allows the homeowner to ask for a narrower service without being pressured to accept an entire renovation.
